Be a smart buyer. What every buyer should know!

 

You've made your decision to buy your next home, what do you do now? Your best move is to consult with your REALTOR® to check market conditions that may affect your ability to buy as well as to protect you if it is necessary to make your purchase contingent on the sale of your present property (in a "hot" seller's market, your offer may not even be considered).

 

SHOULD I FIND MY DREAM HOME FIRST AND THEN SELL MY PROPERTY, OR SHOULD I SELL MY PROPERTY THEN LOOK FOR MY DREAM HOME?

    

     1. ALWAYS get a pre-approved loan commitment BEFORE looking at any properties.

    

     2. Obtain a Comprehensive Market Analysis of properties before you are considering for purchase.

 

     3. Inquire about interim financing.

 

     4. Let your REALTOR® do the walking. He will preview new listings daily and select those that best meet your requirements.

 

     5. Leave the negotiating to your REALTOR®.

 

     6. Don't be a lone wolf, seek professional assistance (attorney, CPA, tax advisor, etc.).

 

     7. Insist upon a professional home inspection (inexpensive insurance for a major investment).

 

Be an easy buyer. If you really like, and are interested in purchasing a property, let the seller know. Everyone wants to sell their home to someone who appreciates the way the property has been maintained and improved.

 

KEEP IT SIMPLE.

 

Consider making your offer to purchase as clean and straight forward as possible. Make every effort to assure the seller that they will not be subjected to the last minute aggravation, nuisance and annoyance of inconsequential remedies and/or repairs. In a highly competitive situation you may want to consider making the offer to purchase "as-is" (subject to inspection) as this could tip the scales in your favor.
