BUILDING YOUR NEW HOME

Belmont Builders has developed a building program allowing buyers to get the most for their money. We will build you a new home from your design, or ours, to meet your specifications and budget. At Belmont Builders, we want to hear your ideas. This is your home, and we want to help make your dreams a reality.

Building your new home can be an exciting experience if you choose the right builder. The owner of the company will personally direct, build, and oversee every step of the operation.

We build homes tailored to fit your budget. If you are unsure as to what you can comfortably afford, we can put you in touch with a Mortgage specialist who will pre-qualify you at no cost or obligation.

At our first meeting we discuss your design requirements and ask for your input, including your budget. At our second meeting, we will show you floorplans and our estimate of the cost of building your new home, excluding the cost of the lot. All of the above will be done at no cost or obligation to you.

If you choose to move ahead with the project, we will detail all of the costs and require that you sign a contract. A $10,000 deposit is required at this time. Your Realtor acts as your agent to advise you and help you. A Realtor will also help you prepare and sell your home in a timely manner.  

BUILDING ALLOWANCES

Some of the costs for constructing your home are Allowances, such as: Well, Septic System, City Sewer and Water, Hauling of Clay, Stone and Black Dirt, Cabinets, Vanities and Tops, Flooring and Carpet, Appliances and Electrical Lighting Fixtures. If the cost for an item comes in less than the Allowance given, the money is yours. If the cost for an item comes in higher than the Allowance given, you are liable to pay this amount. Either way, you still see all the prices that are set into the total cost of your home, including our profit. If you choose to substitute sub-contractors of your choice, or perform any of the work yourself, we will deduct those costs out of the contract.

We have 30+ years of experience in all phases of new construction. Carpentry is what we primarily do, from framing your new home to trimming it out.

When we price a home, it is our expertise that makes the difference, and in return, it's your financial gain.

COST PER SQUARE FOOT

Care must be taken whenever "cost per square foot" of a particular home is compared with that of another builder. Questions must be asked and answered before any type of quote can be accurately given, such as "Is there a well or septic or city sewer and water?" These questions plus dozens of others must be answered and evalutated prior to comparing "cost per square foot" quotes. Some of the most important areas to consider are the specifications of each builder's work. Our philosophy is to insure that the building of your new home is a positive experience. We strive to reliably provide our clients with quality craftsmanship, at a lesser cost than the average custom home builder.

Financial Protection

We strongly suggest that you, as the home buyer get your own Land, Construction and End Loans. You will save money on the points it takes to get each one of these loans if you have them all rolled into each other. You will also be able to deduct the interest that you will pay on the money used from these loans on your tax returns. Your building funds will be sent from your financial institute to a title company upon submitting a Contractor's Sworn Statement and an Owner's Sworn Statement signed by you and myself, as your General Contractor. These payouts are usually set up in five draws based upon the work that has been completed to date. The monies disbursed from the title company go directly to the sub-contractors who have completed their work, either final or partial, by their submitting a lien wavier for your their payout. Your money does not go through Belmont Builders hand at all, and this is your Financial Protection.

Summary

While other builders work on a 20-25% profit margin, we are considerably less. While other builders only quote bottom line, we show you every cost, including our profit and over head. We are a small custom home builder that builds between 5 and 10 homes per year and has a hands-on approach to the building of your new home.
